Ottawa Student Housing Inc, as Lessor, hereby agrees to lease to the tenant, as Lessee, a parking space located at Blake Residence™ (368-412 Blake Blvd) / Shefford Residence™ (977 Shefford Road) / Wilbrod Residence™ (211-213 Wilbrod Street), Ottawa, Ontario. The following terms and conditions shall apply to this Parking Space Lease Agreement (“Agreement”):
1. Items Left in Vehicle.
Lessor shall not be responsible for damage or loss to possessions or items left in Lessee’s vehicle.
2. Damage to Vehicle.
Lessor shall not be responsible for damage to Lessee’s vehicle for any reason. Parking on the Lessor’s property is entirely at the Lessee’s own risk.
3. Payments by Lessee.
Lessee agrees to pay $30/month for a spot at the Blake Residence™, $30/month for a spot at the Shefford Residence™, or $100/month for a spot at the Wilbrod Residence until the lease expiry date. Payments shall be made in advance by Lessee on the first day of each month.
4. Late Fees.
If the Lessee fails to pay the rent on the 1st day of the month, he/she shall be subject to a late fee of $5/day, which shall be recoverable in the same manner as rent as stated herein.
5. NSF Fees.
Should any payment that the Lessee provides, for any reason, be returned by the bank upon deposit, the Lessor shall be entitled to add an administrative and bank charge of $25, which shall be recoverable in the same manner as rent as stated herein.
6. Pre-Authorized Debits.
The Lessee hereby authorize the Lessor to debit his/her bank accounts using the bank account information specified in his/her provided cheque(s) or similar instrument(s) and/or debit his/her provided credit cards on the 1st day of each month (and if necessary, multiple times sporadically throughout the month) in the variable amount of the then current monthly rent charges and NSF charges (if applicable), as a personal PAD. The Lessee may revoke direct debit authorization at any time subject to providing 30 day’s notice. To obtain a sample cancellation form, or for more information on the right to cancel a PAD Agreement, the Lessee may contact his/her respective financial institution or visit www.cdnpay.ca. The Lessee has certain recourse rights if any debit does not comply with this agreement. For example, they have the right to receive reimbursement for any debit that is not authorized or is not consistent with this PAD Agreement. 7. Receipts by Lessor.
Lessor agrees to provide a receipt to Lessee for each payment received. Such receipt shall show the amount paid and number of the leased parking space.
